Specialist Mini Piling Solutions Across the UK

Westbuild Piling provides specialist mini piling solutions for residential, commercial and industrial projects throughout the UK. With more than 45 years of combined industry experience, we work with homeowners, property developers, builders, structural engineers and construction professionals to deliver safe, reliable and cost-effective foundation systems tailored to the specific requirements of each site.

Mini piling is an effective foundation solution where traditional foundations are unsuitable due to poor ground conditions, restricted access, nearby structures or challenging site constraints. Using specialist piling equipment, we install deep foundation systems that transfer structural loads to stronger load-bearing strata below the surface, helping to create stable and dependable foundations for a wide range of developments.

Whether you are planning a house extension, new build property, commercial development or industrial project, our experienced team can assess your requirements and recommend the most suitable piling solution for your site.

What Is Mini Piling?

Mini piling is a specialist foundation technique used to support structures where traditional foundations are unsuitable due to poor ground conditions, restricted access, nearby buildings or challenging site constraints. By installing small diameter piles deep into load-bearing strata, mini piling provides a stable and reliable foundation solution for residential, commercial and industrial developments.

Mini piles are designed to transfer structural loads below weak or unstable ground, helping to create secure foundations where conventional excavation methods may be impractical or uneconomical. This makes mini piling a popular choice for house extensions, new build homes, commercial developments and projects located in confined or difficult-to-access areas.

At Westbuild Piling, we provide three specialist mini piling systems to suit a wide range of ground conditions and project requirements: Steel Cased Driven Piling, Open Bore Piling and Sectional Flight Auger Piling. Our experienced team works closely with homeowners, developers, contractors and structural engineers to identify the most appropriate foundation solution for every project.

When Is Mini Piling Required?

Mini piling is typically required when ground conditions are unsuitable for traditional foundations. It is commonly used on sites affected by weak soils, clay ground, made ground, historic land disturbance or subsidence concerns where deeper foundation support is needed to achieve long-term structural stability.

Mini piling is also frequently specified where access restrictions prevent larger piling rigs from operating efficiently. Urban developments, rear extensions, infill plots and projects located close to existing structures can all benefit from the flexibility offered by mini piling systems. The compact equipment used during installation allows foundation works to be carried out in areas where space is limited without compromising performance.

Structural engineers often recommend mini piling when additional load-bearing capacity is required for extensions, new build properties, commercial buildings or developments located on challenging ground. By transferring loads safely to stronger bearing strata beneath the surface, mini piling helps reduce foundation risks and provides a dependable solution for a wide variety of construction projects.

Mini Piling for Residential Projects

Mini piling is widely used within the residential sector and provides an effective foundation solution for house extensions, new build homes, annexes, garden rooms and structural alterations. Many domestic projects encounter ground conditions that make traditional foundations impractical, particularly where trees, clay soils or historic excavation works have affected ground stability.

The compact nature of mini piling equipment makes it particularly suitable for residential developments where access is restricted. Rear gardens, narrow driveways and built-up urban environments often present challenges for larger foundation systems, making mini piling an ideal alternative.

Westbuild Piling regularly works alongside homeowners, builders and structural engineers to deliver residential piling solutions that provide long-term structural support while helping projects remain on schedule and within budget.

Mini Piling for Commercial Developments

Commercial and industrial projects often require foundation systems capable of supporting significant structural loads while accommodating complex site conditions. Mini piling provides a versatile solution for offices, retail units, healthcare facilities, education buildings, industrial developments and mixed-use construction projects.

Our experienced team can operate as part of a wider construction team, working alongside contractors, consultants and engineers to provide piling solutions that meet project specifications, programme requirements and site constraints. Whether supporting new construction, extensions or redevelopment works, we deliver reliable foundation systems designed to support long-term performance.

Mini Piling for Restricted Access Sites

One of the key advantages of mini piling is its suitability for restricted access environments. Many construction sites present physical limitations that make larger piling equipment impractical, including narrow access routes, existing structures, low headroom conditions and confined working areas.

Mini piling rigs are specifically designed to operate within these challenging environments while still achieving the depth and load-bearing performance required for modern construction projects. This makes mini piling particularly effective for urban developments, extension projects, basement works and sites where maintaining access around existing buildings is essential.

By combining specialist equipment with extensive industry experience, Westbuild Piling delivers practical foundation solutions for projects where access limitations would otherwise create significant construction challenges.

Open Bore Piling

This piling method is ideal for use in cohesive soils. The rotating auger is forced into the strata reaming out the soil as it goes. Once the required or desired depth has been met the augers are with drawn leaving an "open hole". Steel reinforcement is then placed before being filled with concrete.

Section Flight Auger

SFA piling is created by drilling sectional augers flights into the ground. The sides of the hole are supported at all times by the soil, auger or placed concrete, eliminating the need for the temporary casing or bentonite slurry. Upon reaching the required depth, sand-cement grout or concrete is pumped down the auger flight filling the pile, whilst the augers are steadily and slowly withdrawn. Once filled reinforcement is immediately placed into the pile.

RC Ground Beams

Our standard beam section is 450mm x 450mm but this is amended to suit the build and conditions on site where necessary. The advantages of cast in situ beams over precast are mainly lower cost and improved flexibility, especially if the piles are deflected out of tolerance. RC beams are ideally suited for smaller contracts or restricted sites, as there is a much shorter lead time and no need for large delivery vehicles.

Retaining Walls

Retaining walls are used for holding back soil so an area can be excavated. They can be constructed with small spaces using either bored piles or sheet piles being determined by the nature and condition of the soil itself and the site conditions. Contiguous pile walls are an innovative way to build retaining walls.

RC Slabs

Similar to RC ground beams, we offer design-and-build services for RC slabs in new builds, residential extensions, or commercial projects. They can also be used in underpinning works.
